Auckland's most expensive streets can be found in the upmarket suburbs of Herne Bay, Remuera, Epsom and Parnell - where all the houses on these streets have new rateable valuations (RVs) above $1 million.

Jonathan Sissons of Sotheby's Real Estate in Parnell says right-of-way addresses along these streets are highly sought after. "You can't see the houses from the road, so they have the privacy they desire, along with great water views. Buyers (at the top end of the market) also want properties with a reasonable bit of land, because that provides privacy – you don't have neighbours looking into the swimming pool.

Graham Wall, who sold New Zealand's most expensive house for $39m - a Paritai Drive home partly financed by former Hanover Finance director Mark Hotchin - said places often languished when buyers held out for big numbers.

Tom Lintern, chief data scientist at Homes.co.nz, said there was evidence that houses in the area were selling for more than their CVs.
